Catching Up…Keeping Up with NoHo is a full-time endeavor these days. On the development front there are 11 projects that have been recently approved or scheduled for hearing:
18-24 Bleecker St. (former church): This development is scheduled for CB#2 Landmarks Committee on Monday, April 29th. Application is to install door, a canopy, marquee and flagpoles and banner.
8, 10-12 Bond St, aka 358-364 Lafayette St: 7-stories including set-back penthouse, 12 units in all incl maisonette on Bond St. side. One groundfloor merchant (no SLA license). EPA Remediation underground in progress.
730 Broadway/425 Lafayette St.: Application for change of use to amend the M1-5b zoning for Use Group 3. Use Group 3 provides for Undergraduate Classroom Use not otherwise allowed in our current zoning. NoHo-Bowery Stakeholders Inc was able to successfully negotiate an agreement signed by NYU and accepted by the BSA that would limit classroom use to no more than 20% of the usable FAR (netting a 240,000 sq ft reduction in potential undergraduate classroom use) . All other uses for the building are as-of-right in an M1-5b zone. Any future change in the zoning for this property will have to be the subject of a new BSA application and approval process.
25 Great Jones/22 Bond St., (SDS Development): BSA orders reduction in height. New plan – residential. Maisonette on the Bond St. side. Architect is now BKSK. More to come.
45 Great Jones, (BFC Partners): 7-stories including roof-top penthouse. LPC approved. BSA Application pending (77-13-BZ) for variance to comply with LPC ruling to increase height of street-wall. No change in FAR. Agreement for no SLA licensed merchant in ground-floor retail, CB#2 Zoning Committee approved. BSA hearing pending.
